We will conduct a name search on every name on title and visibly bring to notice the unreleased judgments and liens that might encumber the property.
We aim to protect the next potential owner by thoroughly examining Federal, State and County Tax Liens, Code Enforcement Liens, Municipal and Special Assessment Liens, and Home Owner Association (HOA) Liens, as these types of liens typically transfer over to next owner and attach to the property.
Your report will show documents related to a pending foreclosure to include Notice of Lis Pendens, Judgment of Foreclosure, dismissal, reinstatement, rescheduling, and Certificate of Title (if property has been sold at auction).
Our tax investigation includes the last five years. This will reveal any currently owed and/or delinquent taxes.
An Update is a low-cost title search updating information from a prior Title Search and will show all newly recorded information from the last official records verified thru date (located on the original Title Search report), to the most recent verified thru date.
