DELIVERY METHOD

We deliver completed Title Search reports by email. Your completed Title Search is sent as an attachment in a PDF file to the email address you provide. Contents of the PDF file includes summary page and copies of documents.

COMMERCIAL SEARCHES

Our policy prevents us from searching commercial, agriculture, metes and bounds type properties and properties still in the name of the developer. We specialize in Residential type properties located in subdivisions and condominium associations.

LIMITATIONS

• While we can access information in most Florida counties, we're limited to how far back we can search. Click here for details regarding available counties and dates. When Deeds are recorded prior to our available dates, we will not be able to complete your title search request and you will be notified and issued a refund.
• While our company aims to perform every title search request we receive, our policy prevents us from searching commercial, agriculture, metes and bounds type properties and properties still in the name of the developer. Our Title Searches are limited to residential properties located in subdivisions, condominium associations and apartments that have a Lot/Block or Unit/Apartment type legal descriptions.
• In rare instances, some title search requests cannot be completed due to in depth searching requirements. This occurs when there are many judgments and/or court documents recorded against the current or prior owners and not enough time to examine all documents to complete your request within our guaranteed 48 hour turn-around. If this occurs, a full refund will be issued.
